Gas Safety in Non Commercial Letting Property

Question:
I have been told that I don't need a landlord certificate for my gas boiler as I only rent my property to close family and friends and I charge them half of the market rate. Is this correct?

Answer:
As you charge for your property, you would be deemed as the landlord and your friends and family would be deemed as tenants. You will need to comply with the Gas Safety (Installation and Use) Regulations 1998 and have an annual gas safety test to any gas appliances in your property. This work must be carried out by a CORGI registered engineer. We would always recommend a gas safety test for properties that are also used as second homes (i.e. never rented out) even though it's not a legal requirement, it is good practise and the installation of carbon monoxide detectors.
